Tabard Centre - Phase 2
Having completed Phase I of the structural repair and redecorations in 2023, Structural Renovations Limited were appointed early this year to carry out Phase II at the Tabard Centre.
Works Begin
We commenced site set up and the erection of a significant amount of scaffold, complete with temporary corrugated roof in February and the works began in March.
The apartments directly below the roofs in this phase had been leaking for some time and extensive water damage had been caused from a lack of maintenance since the building was converted from educational use to residential use in the 1990s. The entire building was Grade II Listed in 1996, as it is an example of one of the first schools built following the 1870 Elementary Education Act.
One of the main items of works completed in Phase II was the entire replacement of large valley and parapet gutters. This work required substantial sections of the pitched roof to be temporarily removed to allow for new timber and Code 5 leadwork to be installed.
It was a requirement to also carefully dismantle sections of the parapet walls and rebuild them in reclaimed imperial yellow Stock bricks, to sympathetically match the existing brickwork, in line with the building being of Listed status. As part of this section of the works we also removed a large quantity of existing pointing, some of which was original but also some carried out to a poor standard in the last 30 years.
Stone Repairs
The various stone dressings, lintels and features were in an advanced state of disrepair and required carefully being cut back to a sound substrate, the insertion of stainless-steel pins in a proprietary resin, before being repaired with an approved colour matched mortar.
Other Works
During this phase of works we were also instructed to replace numerous rainwater goods, including downpipes, branches and hoppers, as much of these had failed, allowing water to seep into the solid brick walls over a long period of time, causing damage internally.
All woodwork, including windows, doors, cill, etc. was sanded, repaired and redecorated both internally and externally, which required constant liaison with the residents.
Completion
Phase II was completed in May and it is now the intention of the building owners to carry out a further phase of works, either later this year, or in 2025.
