Tanking & Waterproofing. What’s the Difference?

  • Basement waterproofing typically refers to all types of waterproofing systems, including barrier, integral and drained waterproofing.

  • Basement tanking describes the application of barrier protection, whether a coating or membrane.

Tanking is a category within waterproofing that refers explicitly to the use of either cementitious slurry, or membrane barrier protection. A term used to describe any type of system, or damp proofing measure used to protect buildings against rising damp, penetrating damp, leaks, and other types of water ingress.

As a rule of thumb, when discussing the protection of rooms above ground, ‘damp proofing measures’ will be referred to. When referring to systems and products used to keep water out of basements, cellars, or other rooms below ground - the term ‘waterproofing’ will be used.

Problems resulting from poorly installed tanking and waterproofing systems can and do have serious implications on a building's structural integrity. As such any remedial work should be designed and installed strictly in accordance with the proprietary manufacturers recommendations.

Waterproofing

When it comes to waterproofing buildings the Structural Renovations’ team have extensive experience in the following application methods.

  • We have experience of applying waterproof render and coatings to basement walls and floors where water ingress is a problem.

  • Aqua-reactive and hydrophilic resins can be injected into cracks where there is an issue of water ingress. This seals the crack and prevents further ingress and future damage to the structure in the repaired area.

  • Considerable savings can be made by repairing an existing roof and over coating with a liquid applied membrane.

    Liquid applied membranes give the client an extended life expectancy without the need for excessive access costs, removal of existing finishes, expensive temporary roofs and risks associated with hot works. Insulation can also be incorporated, increasing the thermal properties of the building.

    Similarly balconies, staircases and elevated walkways can be treated with liquid systems to provide not only a waterproof surface providing protection to the structural elements but also an aesthetically pleasing non-slip finish.

Tanking

Developed to hold back hydrostatic pressure from the earth surrounding the basement level of a property, tanking protects underground walls from damp or leaks.

Whether it’s a basement, cellar, an underground car park, garage, tunnel or walkway - the Structural Renovations team are on hand to advise and assist in preserving property.

Professional Waterproofing and Tanking Specialists

Structural Renovations are approved by all of the major manufacturers of waterproofing and tanking materials and schemes; including Sika, Proteus, Flexcrete, Mapei, Fosroc and Weber, all of whom we have worked closely with for a number of years.

We are able to bring an advisor from a particular manufacturer on site, to discuss what may be required and to produce an appropriate specification for us to work to. At this point we would be able to provide costings, including any cost for access that may be required.

The first step in getting your building water-tight is to book a survey. One of our expert team will then visit and identify the cause of water ingress, and provide preliminary advice as to the cost and type of work needing to be carried out.
